Downtown Dubai: Economic Attractiveness and Real Estate

Downtown Dubai serves both as a business center due to the location of the offices of global companies and as a tourist area where the Emirate’s attractions are concentrated.

Downtown Dubai District Description

In 1997, the Dubai government allocated 2,500 square meters of land for the construction of residential and commercial complexes under the supervision of the largest developer Emaar Properties. The area is a rectangle along the Sheikh Zayed Road. The surrounding areas are Al Wasl, Business Bay, Zabeel, and Trade Centre. The road from Dubai International Airport to Downtown takes about 15 minutes on the Sheikh Zayed Road or Al Khail Road by public transport or taxi.

Highways near the Downtown area are often busy, long hours of traffic congestion are created and a local taxi takes a waiting fee from a passenger.

It is better to drive from the airport by the metro. In the area that passes a red branch, you have to leave at the station Burj Khalifa/ Dubai Mall. From the station you can conveniently get to the central part of the district on the bridge «Sky Bridge» is a covered pedestrian zone with air-conditioning and a horizontal escalator. The proximity of the main motorway and the subway line allows quick access to other parts of the city.

Downtown Dubai is the center of the city, where the infrastructure is well developed. In addition to many boutiques, beauty salons, restaurants, and entertainment centers for tourists, medical facilities, kindergartens, schools, banks, and supermarkets are within easy reach.

The nearby beaches are Jumeirah Beach and the city’s free Open Beach. They can be reached in 15-20 minutes by car or in 50 minutes by public transport.

Economic Attractiveness of the Area

Downtown Dubai began construction in 1998, but new housing units are still being built. The Emaar Properties development project is estimated at about $20 billion.

About 30,000 properties are on the market. It is a luxurious apartment with panoramic views of the Burj Khalifa tower in high-rise buildings, and apartments in the Old Town low-rise residential complex, decorated in Arabic style and surrounded by lush gardens.

The central location of Downtown Dubai, with its breathtaking access to urban infrastructure and entertainment, has attracted foreign investors. Besides, it is possible to buy a property in full ownership.

The tourist flow is increasing every year, which guarantees a profit for investors since on short-term lease small apartments in a prestigious area can be obtained from 10% per annum.

Emaar Grande

Emaar Grande is located at the epicenter of Dubai’s Grande Opera cultural and entertainment center, overlooking the Persian Gulf. The 78-story building is located opposite the tallest skyscraper in the world, Burj Khalifa, and overlooks the famous Dubai Opera and Sheikh Muhammad bin Rashid Boulevard.

Grande Opera is a supplement to the specialized museum of modern art, «art-hotels», design studios, galleries, and residential buildings under construction. The district will become exclusively pedestrian with shaded sidewalks, embankments, parks, and recreation areas.

Emaar Grande Apartments: dirhams, dollars

Grande Opera District Downtown offers premium rooms, the cost of which is charged in dirhams – 1,546,417, in dollars – from 421,000.

Advantages of Emaar Grande Opera Location

Grande Opera luxury apartments are located in the heart of the Downtown community and are in fact one of the last projects launched in the area. The project is seen as a good investment opportunity.

At present renting apartments consisting of the 1st room in the Downtown Burj Khalifa district is the most expensive – on average from 85 thousand dirhams per year.

Major Attractions

Downtown Dubai is home to Dubai’s main historical and architectural attractions. They attract millions of tourists from all over the world, who come to enjoy the hot climate and discover the local colors.

Tower Burj Khalifa

The Stalagmite tower, 828 meters high, became the tallest building in the world. The total area was 31 hectares. 

The lower part is 585 meters with floors on which are located offices and residential apartments, the upper part – metal spire height 243 meters. The developer of the project was Emaar Properties. The Burj Khalifa Tower arouses interest among the city’s guests due to the «At the Top» viewing area, which is located on the 148th floor – it is a height of 555 m, and an exclusive restaurant of high cuisine located on the 122nd floor.

Dubai Fountain

Downtown Dubai’s center occupies an artificial 12-hectare lake, Burj Khalifa. The main feature of this object is dancing and singing fountains. 

Since 2009, tourists can watch a free grand show, which is realized thanks to 6,000 light sources and about 100 colorful spotlights. The jets of the fountain rise to a height of up to 152 meters under classical and Arabic music. The total amount of water pumped into the air is 83,000 liters.
